To Close Sales Quickly

What is the most important reason that sales fail to
close on time or even close at all? When you get a
mismatch by sellers selling forward and buyers buying
backwards! Sounds like double Dutch? Well this article
discusses how to position your proposition in line with
the prospect to make them an eager buyer.
Do you remember the last time you bought something that
you were really looking forward to owning? What did it
feel like when you finally got it, were you excited?
Good sales people arouse that level of excitement in
ownership, with their customers. Was it a house or car,
I bet you couldn't wait to get hold of the keys!
For this example, I am going to assume that the purchase
was for a house.
But a lot of things had to be done first. You had to
make sure that you really wanted what you were going to
get, you did your due diligence, after you had responded
to some form of marketing communication. You made sure
that what you were going to purchase met your needs.
Can you remember how the sales person helped you along
the way?
- Answered all of your questions and concerns.
- Helped you come to the conclusion that you had made
the right choice.
- Helped you realise what was superior about your
intended purchase over and above other things that you
had considered along the way.
- But before you took ownership, there were probably a
number of things you needed to do. Here is a check list,
and see if you can remember going through these stages;
You checked your time scales as to when you could move
in, especially if this involved selling an existing
house.
You budgeted for the purchase.
You organised finance if appropriate.
You checked out various insurances.
You sent a copy of the contract to your solicitor to
check it out.
Your solicitor performed appropriate searches to ensure
that the property was ok.
You finally signed a contract, and paid a deposit.
You then had to plan for moving in on a certain date -
what is involved in this stage, is to numerous to detail
here.
Finally you paid the balance, and got your keys.
So in all of those steps, let me ask you - how important
was signing the contract?
Yet unfortunately most sales people focus on the
contract signature or the close date. This is normally
due to pressure from their bosses or indeed outside
investors.
Sales people and business owners need to make quota. And
in many cases their entire focus is on the close, the
contract signature.
So they are selling forward to the contract signature.
The buyer on the other hand is thinking about taking
ownership. The contract is just a step backwards from
that point in their mind.
So to be successful in selling, you must firmly align
yourself to your client's buying steps. Having done
this, you should model the steps for success to create a
sales process that all sales people in your company can
follow.

Best Investment You Could
Make?
Did you know there is software available for
about a hundred dollars, which will allow you to automatically
submit your ads to web sites that accept free ads, and to
newsletters that do likewise? This software will submit any
number of ads you wish, in any frequency you desire.
"Wow - what a great idea!" you might think. I can submit my ads
to thousands of these sites with a single keystroke. "What a
time saver!"
Some people send out a dozen or more like this everyday. Is
this doing them any good? Well maybe yes, and maybe no. Let's
first examine the different types of web sites that accept free
ads, and why.
Many web sites that accept free ads, do it purely to collect
email addresses, which they can then sell as targeted lists.
They don't really care if your ad is ever seen. In fact, many
have a high limit of 300 ads. When the next one is submitted,
the oldest is dropped, and the process continues.
With thousands of ads submitted hourly, how long do you think
your ad will remain on their site - a minute or two - hardly
worth your time. The flip side is you will suddenly find a lot
more unsolicited email arriving daily from those who bought your
address. If you like receiving unsolicited email, I guess this
is good. "What do I care" you might think, "I'll just get a
throw away address from Hotmail" and submit it from there. Or,
better yet, I'll just give them a phony address - at least my ad
is still out there."
These "email factories" don't care if you give them a phony
address. If mail is returned as undeliverable they simply delete
the address, and your ad won't be seen anyway.
Other web sites do care if your ad is seen. So what is their
motive? They are trying to build an advertiser base, and hope
you will purchase a paid ad from them. Ads submitted to sites
like this usually have a life of a week or more, and can be
renewed indefinitely. Their goal is to attract people to their
site and hope that you do business as a result of your ad.
The first group couldn't care less if you send them multiple
email addresses on a frequent basis - they never see the ads.
Their software automatically collects your email address, checks
for duplicates, and adds it to their file.
The second group however, and all newsletters published on a
regular basis that allow free ads, are a different story. When
they receive ads, each one is checked manually. They usually
only permit one ad per cycle, and if you submit 7-12 ads a day,
you will quickly overwhelm their processing capabilities. To
them, this is spamming. Their only recourse is to "fight fire
with fire". What they do is automatically filter out the ads
submitted using this type of software. They will never see your
ad submissions.
And, when you submit an ad, if you submit a phony email address,
their acknowledgement to you will be returned as undeliverable.
At this point, several things happen. First your ad goes away,
never to be published. The email address you used is permanently
blocked and usually a filter is created with your contact
information such as your website.
If, for example, your website address was
www.mynewcompany.com/yourname a filter is created that
rejects any ad with
www.mynewcompany.com - so what has happened here? First you
will never be able to submit an ad for that web site, and
neither will anyone else. The filter doesn't care what follows
www.mynewcompany.com and will delete anything that contains
that URL regardless of what follows it.
So what does this automatic submission software do for/to you.
In the first example, your ads might have a useful life measured
in minutes. In the second case your ads are "blocked" from the
sites that will produce your best results.
Once you are blocked (depending on how they do it) you may never
be able to submit ads to these quality sites again - even if you
do it manually. Some block at the email address level. Once an
address is blocked, their filters will automatically delete your
incoming email, whether it is an ad or not.
Maybe that automatic submission software isn't the best
investment you could make.
